1. Who we are

SL Ocean Property is a real estate agency operating on Koh Samui, Thailand, owned and managed by Sergey Luponosov. Our CRM at crm.sergeyluponosov.com is an internal tool used by our agency staff to communicate with clients and manage real estate inquiries.

2. What information we collect

From our internal users (brokers, admins) who sign in to the CRM:

• Email address and basic profile information from Google sign-in (name, picture)
• Records of actions taken inside the CRM (lead creation, deal updates, messages sent)
• Standard request metadata (IP address, browser, timestamps) for security and auditing

From clients who contact our agency:

• Name, phone number, messaging-platform identifier (WhatsApp, Telegram)
• Content of their messages to us, including voice messages
• Their stated preferences for real estate (budget, location, property type)

3. How we use this information

• To respond to client inquiries about real estate on Koh Samui
• To match clients with suitable properties from our catalogue
• To coordinate between our brokers and clients
• To improve our service via aggregated analytics
• For security and audit purposes (detecting unauthorised access)

4. Sharing

We do not sell personal data. We share data only with service providers that process it on our behalf: Supabase (data storage, EU/Asia region), Anthropic and OpenAI (AI assistance, anonymised when possible), and infrastructure providers (Hetzner, Cloudflare). All providers operate under their own published privacy policies and security standards.

5. Retention

Lead and message data is retained while it has business value or as required by applicable law. Audit logs are retained for 180 days. Encrypted backups are retained for 30 days.

6. Your rights

If you are a person whose data we process (a client or a broker), you can request a copy, correction, or deletion of your data by emailing us at [email protected].
